A charming fully renovated and extended five-bedroom family home set within the picturesque hamlet of Lickfold. With a stunning “Neptune” kitchen/ breakfast room, three further reception rooms and opulent master bedroom suite, this really is a wonderful innovative family home. In all 1.92 acres.

The Garden Cottage is a superbly appointed family home that has undergone extensive renovations and extension. Approached via a gated gravel driveway this charming property sits in an elevated position yet well screened from the road by mature hedgerows and established trees.

Upon entering the main reception hall, you are instantly struck by the muted whites and grey tones and a sense of space and light that is felt through the home. The wide washed engineered oak flooring and contemporary feel draw the eye into the adjoining rooms. All the timber casement windows were replaced as part of the renovation.

A wonderful sitting room leads from the hallway; its high ceiling and large front aspect windows all add to the feeling of space. A clever central chimney with a double opening hearth and wood burning stove is shared by the drawing-room next door. Also leading from the reception hallway is a cloakroom and then around to the study/ playroom.

A newly added drawing-room that extends to 43 ft (13m) in length runs along the western side of the property and is bathed in light from the triple aspect windows. This opulent reception room allows you to divide the space into areas depending on your needs; a dining area or library can easily be positioned at either end of this magnificent drawing-room.

Without question, the creation of a substantial kitchen/ breakfast and family room has been an outstanding success. Designed and bespoke made by “Neptune”, this innovative and aspirational kitchen is simply superb. The “Henley” range from Neptune uses solid oak throughout their custom-made cabinets which are then hand painted. The sleek lines and clever design offer a contemporary yet country chic feel. Suitable details such as black-bronze fixtures in the inside of the pan draws to prevent them from being scuffed, or the variety of hidden draws within the cabinets and the detail in cornices all add to the care and craftsmanship.

Silestone Quartz worksurfaces add a soft muted tone and elongates the room whilst reflecting the light pouring in from the dual aspect windows. An oversized central island provides ample working area for chefs of all levels as well as a handy breakfast bar to pull up a stool and chat over the day’s highlights. If you are a keen cook, then the “Everhot 150i” cast iron range with four ovens and electric independently controlled hotplates will certainly suffice. In a classic white colour this range is not only elegant but highly practical. A double butler sink with a “Quooker” classic dual supply tap has been installed for instant boiling water or nicely chilled drinking water. A wine cooler, oversized Miele dishwasher and space for a large American style fridge freezer further compliments the kitchen.

The boot room/ utility adjoins the kitchen which has also been designed and installed by “Neptune”. Bespoke cabinetry with adjustable shelves allows stylish storage for wellies and boots of all sizes. The matching cupboards also provide space for a washing machine and tumble dryer and plenty of room to store the essentials. A separate cupboard houses the ‘mega flow’ hot water cylinder and doubles up as drying/ linen cupboard. There is also a butler sink with mixer tap and pull out shower tap to match the double butler sink in the kitchen

A study/ playroom and ground floor cloakroom accessed from the main hallway complete the ground floor accommodation.

The 1st-floor accommodation is superbly proportioned, with a broad low rise and elegant staircase leading to a bright and light landing. The Master bedroom suite is superb, with high vaulted ceilings, exposed painted timbers and extends to 29’ in length with dual aspect windows. The feeling of light and volume is helped by the large dual aspect windows and neutral colour schemes. An oversized wet room, with underfloor heating, provides the en-suite facilities. With a stand-alone claw feet bath, bespoke cabinets and oversized walk-in rainwater shower, this is an indulgent space to unwind and relax.

Four further double bedrooms and three bathrooms (1 en-suite) are all well-proportioned and beautifully decorated. They all benefit from charming views either towards the village and the open fields beyond or to the rear overlooking the gardens and Bexley Hill in the distance. The bathrooms are newly fitted and have been styled and created with the same care and thought felt through the home.

Gardens and grounds
The property is approached via a five-bar gate leading to a gentle incline and substantial parking area for numerous cars. The front garden is enclosed by mature hedgerows atop stonewalling and is further screen by several silver birch trees and a fabulous oak tree. *Planning permission has been sought to build a three-bay barn style garage. A wide side gate with enough width for a car leads around to the side and alongside the kitchen. Helpful for when the heavens open and you have a car full of children/dogs and/or shopping! There is, however, planning to add another room on this side of the house.

The rear south facing garden has been very well maintained; it has a parkland feel with a mature twin row of hornbeams drawing the eye towards Bexley Hill in the distance. The terrace area has not yet been completed, but this lower area could create the most attractive sun trap for the incumbent.
Steps lead up to the main lawn with an enclosed and discrete vegetable garden to the North and enclosed orchard to the West. Towards the rear of the extensive lawn area, a paddock which has been post and rail enclosed offers the space to add some stabling and grazing land extending to approximately 0.57 acres and enjoys separate access from the lane.

The overall plot is approximately 1.92 acres
